Getting back to Brand....just to say his,in my opinion, hypocrisy (landlord tax haven etc) leaves me cold. Am probably wrong but just my view.

What concerned me about the 1st Brand video and seems to go against your point regarding upkeep was the Boarded up houses had brand new kitchens in them...

I suppose it was a 'one off' that is convenient and happened to suit the narrative but it dont look good.

It is not affordable by government at this time.

For the past ten - fifteen years there has been a big push from local authorities (I am talking about London specifically here) to outsource the management and ownership of social housing to Housing Associations or Private Companies. This push has been happening for a variety of reasons, but the main one is financial. Old Council Stock requires such a large amount of investment to bring up to any form of standard (once labelled Decent Homes) that most Councils are simply unable to afford to do so and people would be left living in what most people would agree would be unacceptable conditions.

This takes place in the form of 'stock transfers' local residents are then balloted on whether they want to stay with the council or transfer to new ownership. This normally benefits resident as Tenancy Conditions improve (whether this occurred on New Era I do not know) and massive investment in the local area can take place.

It then gives the new owners more flexibility in how the housing stock is managed. One of the worst estates in the country was demolished and converted into low rise flats and houses for the residents and the area is remarkably improved (where I works). At the time this was the most cost effective thing to do for all involved as there was no demand in this area from external buyers. Those residents were given first pick of the new housing and stayed in the area.

However as central London has grown and success has spread out to Zones 2 and 3 the ability for ‘owners’ to justify this type of demolish and stay, or improve and stay behaviour no longer makes the most financial sense.

Demolishing old estates or selling off unsuitable stock (such as listed buildings) worth millions of pounds and building in zones 4, 5 and 6 is the new way to effectively manage Housing Stock. Residents can have financial incentives to move as well as offering stock far more suitable for families (quieter, gardens). New developments are also being built with training and employment centres including helping the residents to improve their lives (I work on estates were ASB, Crime and Employment and life quality has been improved long time beyond recognition). These are options simply not available in central London.

Five three storey town houses in Stepney can be sold for 4.5 million. This is then being used to help three times as many families but providing new and more suitable housing in Havering, Barking and Dagenham and Redbridge. These are all in London. They are only one Oyster priced train journey from where people are currently housed.

The New Era Estate will not regenerate itself. It requires money. The people here need to understand:

1. Understand that social housing has to be flexible and that more people require help which transferring stock can and has done.
2. That they are tenants and are entitled only to the tenancy rights they signed.
3. Leave social housing and rent where they like.
London is not a playground for the rich. The centre of it will be for the time that it takes to bring the stock up to standard.

There is far more to London that Zones 1 – 3. I won’t be able to afford to live here soon. Thats life.

This is what I was trying to do the other day and obviously you are 'on the scene' as it were and I can only go by what I am told in the media. I struggle to find any sense of justice in what is being presented by Brand, it does seem like, from the outside, big companies pushing around the little people.

I did ask you if it was true that the new era tenants are being forced to leave so that a large company can sell on for profit or to gentrify the area and also whether there were boarded up homes that people have been denied access too and to be fair you kind of said that it was the case but there were bigger issues involved.

Can you explain to me what the council point of view is on this estate, what will happen to the area in the long term and what the long term goals for the area are. Im not interested in one-upmanship or saying 'tod you so' or any form of pointscoring...I just want to know what the truth behind the matter is and where I am being misled.

MPH - My stance was mainly towards shared ownership and key worker apartments that often get sold on. I've got a property on the market at the moment where the block was once a key worker shared ownership development but now msot have been sold off by the owners on the open market for mass profit. It's unfare.

Shouldn't worry about any 'NHS Made me Homeless' stories once people realise occupancy of the house is tied to the job and fucking up the job has a valid fucking up your home clause.

I believe it's called responsibility. The house is, effectively a "benefit in kind" strictly tied to the contract of work.

If something like this is not at least tried on a suitable computer simulation and proven either way, we'll never know...

Agree something needs doing and this sort of thing rather than Brand just supporting people who want to keep an unbelievably hood rent deal, is the way to go about it.

I have worked in Social Housing for many years. I am still employed in it to this day. I actually care about what I do and the long term strategic aims which will benefit the majority of people in this country. What Brand is doing is going against this. I often listen to Hermit when a teaching thread comes up. He is a teacher. He has two ears and one mouth and could do with listening to what I have to say on the area I work in.

He wont though. He thinks he is right on everything.

On new developments the right to buy is often non-existent to new social housing tenants or restricted. The issue with Right to Buy is often that Housing Authorities require the input of Leasehold contribution to carry out major works to regenerate older estates. Without this they are simply unable to.

It is a complex situation. Brands form of simplistic populism does not answer or help.

joke - the essential staff would be viewed as the surgeons and consultants who can afford private housing..many on 100k plus

good principle though if applied to core nursing staff who are most likely on 25-40k max..

We can't keep building these big developments costing multi million pounds only for them to be sold off and the problem doesn't get rectified and more buildings and houses need to be built.

Lad, fully understand that and agree.

Maybe the solution is to bring back in-house* managed tied-housing. An institution like the NHS (or it's trusts) should be forced to provide a certain number of flats or houses for it's low-paid but vital staff. Strict immediate eviction if the occupant no longer works for the NHS.

Sounds a bit pre-Victorian and drastic, but it would address the problem, at least in the healthcare sector. I don't see any other viable potential solutions on the table.

* - by law, not subcontracted out to a 3rd party agency (i.e one of the Trust board member's best mates or family)

Gav, agree re social housing.

Maybe with affordable housing the prices can only go up by say 5%, taking into account any additional works done by the previous owner.

Its difficult to work with affordable housing, as at least the owner has put some money in, albeit not the market price. Restricting their ability to sell on at a profit would be difficult. With social housing, its a lot easier. Just take away right to buy.

New landlord kicks out City road-sweeper. Said road-sweeper finds a house he can afford even with the additional commuting costs in, say Basildon.

Road Sweeper: "Can I have a house please sir?"

Council Officer: "Got a job?"

Road Sweeper: "Yes, sir, I sweep the roads of the Capital every day."

Council officer: "London, eh? Ask THEM for a house. It's not our problem."

Road Sweeper: " I did have a house, sir, but they upped the rent then evicted us. City Corporation has no houses we can afford"

Council Officer: "Sorry to hear that, but it's still not out problem. Go back to your own local council and ask them again. Bye"

Repeat on loop at any council office within 50 miles of London.

There's a massive housing shortage for the people who need it, elderly, single mums with kids, those who physically cannot work.

It doesn't always have to be about money. I'm, not saying that every new affordable housing deevlopment that's built have restricted right to buy schemes.

Don't give them an option to buy the place.

There's so many developments where tenants then have this possability which then causes the need for more developments to be built on very little space which will also cost a lot of money.

Makes total sense to build these developments and restrict the right to buy.
